GEO for real estate agents and teams

GEO for real estate agents,
explained with data

GEO, short for generative engine optimization and also sold as AI search optimization or AEO, is the work of getting an agent named and cited when buyers and sellers ask ChatGPT, Gemini, Perplexity or Google’s AI who to call. For an agent it comes down to three things: AI crawlers can read your website, the sources the assistants cite say the same about you, and you count how often you are named. What each one means in practice, with our own data from 197 agent websites.

Where the term GEO comes from

The term comes from a research paper, “GEO: Generative Engine Optimization”, by Pranjal Aggarwal and five co-authors, first published on November 16, 2023 and accepted at KDD 2024. They reported that GEO can boost a source’s visibility in generative engine responses by up to 40%, and that what works differs from one domain to the next. AEO (answer engine optimization), AI SEO, LLM SEO, ChatGPT SEO and AI search optimization are other names for the same goal. For an agent the question behind all of them is simple: when a seller asks an assistant for a top agent in their area, does it name you?

Why agents should care now

In BrightLocal’s Local Consumer Review Survey 2026, 45% of US consumers said they had used ChatGPT or another AI tool for local business recommendations, up from 6% the year before, and 40% said they trust AI platforms to recommend a business. For an agent, that is a listing conversation that can be won or lost before the seller picks up the phone.

What Google’s AI cites for “best real estate agent”

On October 13, 2026 we asked Google “best real estate agent in [city]” for 20 large US cities. Of the 15 AI Overviews with sources, 13 cited Google’s own business listings, 7 cited RealTrends rankings of agents by sales volume and 3 the US News real estate agent directory. Zillow and Redfin came up in 2 each. In 14 of the 15, an agent’s, team’s or brokerage’s own website was among the sources. BrightLocal’s 60,970 local AI checks point the same way: around 93% of the cited domains were the businesses’ own websites.

What our check of 197 agent websites found

Robots.txt was rarely the problem: one live site blocked ChatGPT’s search crawler. The problem sat in front of the text. 23 of 189 sites (12%) turned away a request without JavaScript, 16 of them with a Cloudflare check page. 6 showed their text only through JavaScript, which many AI crawlers do not run, and 4 of those run on the same website platform. 76 of 163 (47%) had no structured data that names the agent or firm, and 8 of 197 Google listings linked to a brokerage page or a link-in-bio page instead of the agent’s own site.

Reviews and rankings decide the broad questions

Google’s AI named 5 agents with a rating and a review count: a median of 1,136 reviews at 4.9 stars, against a median of 81 across the 197 agents in our Google Maps sample. RealTrends ranks agents by sales volume, so that source follows closed deals. Fake reviews are illegal in the US, so the work here is asking every real client, consistently.

How to measure GEO

One screenshot proves nothing: in a study of 2,961 prompts, the same list of brands came back less than 1% of the time when a question was repeated. Measure with a fixed set of questions buyers and sellers in your market ask, run each one several times on each assistant, and count how often you are named. Narrow questions, such as “agent who specializes in condos for first-time buyers in [neighborhood]”, move first. In one documented test, a new page on an established domain was cited by ChatGPT search 48 hours later. “Best realtor in [city]” depends on reviews and third-party lists and takes weeks to months.

How to choose a GEO provider

Ask six questions. Do you measure before and after, across repeated runs and several assistants, and will I see the raw answers? Which sources do the assistants cite for my questions, and is your work aimed at those? Do you check crawler access, JavaScript and the firewall on my website? Who owns the pages and profiles if I stop? Is the price fixed or hourly? And walk away from anyone who guarantees a top spot or offers reviews, rankings or listings that are not earned: nobody controls what an assistant says.

Who offers GEO for real estate agents

SEO agencies, real estate marketing agencies and independent specialists offer it under all of the names above. createwithlogic does it done-for-you for US real estate agents and teams: a free check, then an AI visibility audit at $490 (20 questions sellers and buyers ask, run three times each on ChatGPT, Gemini, Perplexity and Google AI Mode, credited in full toward the work), then ongoing work from $990 per month, cancel any month. The work follows the steps on this page and is measured with the same questions every month.

Common questions, answered straight

What is GEO for real estate agents?

GEO, generative engine optimization, is the work of getting an agent named and cited when buyers and sellers ask AI assistants such as ChatGPT, Gemini, Perplexity or Google’s AI for an agent. It covers whether AI crawlers can read the agent’s website, whether the profiles, rankings and directories the assistants cite are complete and consistent, and a count of how often the agent is named across repeated questions.

Is AI search optimization different from real estate SEO?

They overlap: a readable website with clear pages for your market and specialties helps both. The difference is the target. SEO aims at a position in Google’s list of links. AI search optimization aims at being named in an answer, and for “best real estate agent in [city]” Google’s AI cited its business listings in 13 of 15 answers and RealTrends rankings in 7.

Who offers AI search optimization for real estate agents in the US?

SEO agencies, real estate marketing agencies and independent AI visibility specialists. createwithlogic offers it done-for-you for US real estate agents and teams, starting with a free check and a $490 AI visibility audit that is credited in full toward the work.

Does my brokerage profile page count?

It counts as a source, but you cannot change how it is served. In our check, 8 of 197 Google listings linked to a brokerage page or a link-in-bio page, and 3 of those turned a request without JavaScript away. A site of your own, linked from your Google listing, is the page you control.

How long does GEO take for an agent?

Narrow questions about a neighbourhood or a specialty move first; in one documented test a new page was cited by ChatGPT search 48 hours after publishing. Broad questions such as “best realtor in [city]” depend on reviews and rankings and take weeks to months. Counting the same questions every month shows which is happening.
