AI visibility for real estate agents and teams

When sellers ask ChatGPT
for an agent, does it name you?

More people now ask an AI assistant who to call before they ever open a portal. I measure what ChatGPT, Gemini, Perplexity and Google’s AI say about you in your market, then work on the sources they actually cite. Done for you by createwithlogic, with a count before and after instead of a promise.

Free live session on October 22: how agents get recommended by ChatGPT

Leave your email for a seat. Before the session I check what ChatGPT, Gemini and Perplexity say about you in your market and send you the result.

One email with the date and link, one reminder. No newsletter.

At a glance

For
Real estate agents, teams and small brokerages anywhere in the US, including agents with a niche such as first-time buyers, condos, relocation or investors.
What I measure
20 questions sellers and buyers in your market actually ask, each run three times on ChatGPT, Gemini, Perplexity and Google AI Mode: 240 answers, counted, with the agents named instead of you and the sources each assistant cites.
What I fix
Your website, with pages for your neighborhoods, property types and services that an assistant can quote; the profiles the assistants read, such as Google Business Profile, Zillow and Realtor.com; and the lists they already cite.
Price
Free check by email. AI visibility audit $490 one time, credited toward the work. Ongoing work from $990 per month, cancel any month, never hourly.

Our own webinar page was recommended by ChatGPT within a day of publishing (case study below), and our study of 197 US real estate agent websites, with open data.

Why this is suddenly worth your attention

In BrightLocal’s Local Consumer Review Survey 2026, 45% of US consumers said they had used ChatGPT or another AI tool for local business recommendations, up from 6% the year before, and 40% said they trust AI platforms to recommend a business. For an agent, that is a listing conversation that can be won or lost before the seller ever picks up the phone.

Where the answers come from

In 60,970 local AI checks published on 26 August 2026, around 93% of the cited domains were the businesses’ own websites, and Yelp appeared as a source in 80% of ChatGPT answers. Google Business Profile was the main source for Google’s own AI Overviews and AI Mode but not a top source for ChatGPT, where Apple’s business listing was. Portals such as Zillow do show up among the cited sources. In our own check on October 13, 2026, Google’s AI Overviews for “best real estate agent in [city]” in 20 US cities cited Google’s business listings in 13 of the 15 answers with sources, RealTrends rankings of agents by sales volume in 7 and the US News real estate agent directory in 3, and in 14 of those 15 an agent’s, team’s or brokerage’s own website was a source. When we checked 197 agent websites the next day, 23 of 189 turned away a request without JavaScript, the kind AI crawlers send, and 6 showed their text only through JavaScript. There is no large public study on real estate agents alone yet, which is why the work starts by measuring your market rather than assuming.

What I do, in order

First comes the AI visibility audit: 20 questions sellers and buyers in your market actually ask, each run three times on ChatGPT, Gemini, Perplexity and Google AI Mode, so you get a count rather than a screenshot. Then I map which sources each assistant cites for those questions. Then I fix your own site with pages for your neighborhoods, property types and services that carry facts an assistant can quote, allow the AI crawlers, and submit every new page to Bing and Google the same day. Then I align the profiles the assistants read and get you onto the lists that are already being cited, while you ask real clients for reviews. Every month the same questions run again and you get the new count.

What it costs

For US real estate agents and teams there are three steps, each with a fixed price. The free check: send your name, brokerage and market to tim@createwithlogic.com, and you get back what ChatGPT, Gemini and Perplexity say about you, or book a free 20-minute call and I walk you through it live. The AI visibility audit: $490 one time for the full measurement, 20 questions run three times each on four assistants, plus the list of sources to work on, credited in full toward the work if you go ahead. The ongoing work: from $990 per month for the fixes and the monthly count, cancel any month. Never hourly.

Why one screenshot proves nothing

In a study of 2,961 prompts across ChatGPT, Claude and Google’s AI, the same list of brands came back less than 1% of the time when a question was repeated. A single screenshot of your name in ChatGPT is luck. How often you are named across many runs is the number that tells you whether anything changed.

How fast it moves

New pages can reach Bing’s index in minutes. In one documented test, a page on an established domain was cited by ChatGPT search 48 hours later. Narrow questions, such as “agent who specializes in condos for first-time buyers in [neighborhood]”, move first. “Best realtor in [city]” depends on reviews and third-party lists and takes weeks to months.

Case study: our own webinar, recommended by ChatGPT within a day

On October 13, 2026, shortly after 8 PM ET, I published the page for a free createwithlogic webinar on getting recommended by ChatGPT. At 10:10 AM ET the next morning, ChatGPT opened the new pages for a user’s question, and four seconds later OpenAI’s search crawler fetched them for its index. At 10:37 AM I added what the page ChatGPT was already naming for this kind of question had and mine lacked: an agenda with times and the terms GEO, AEO and AI SEO. At 12:20 PM ET, a temporary ChatGPT chat with no memory was asked “Is there a free webinar in October 2026 for accounting firms about getting recommended by ChatGPT?” and answered with this webinar, its date, time and agenda, without being given the name. Repeated through OpenAI’s web search that afternoon, the webinar questions returned it in 6 of 6 runs. The limit: this is a narrow, dated question with few competing answers, the kind that moves first. The broad question “Who offers AI visibility services for real estate agents in the US?” named createwithlogic in 1 of 4 runs the same day.

The rules your marketing has to follow

If you are a REALTOR®, the NAR Code of Ethics covers your marketing, and that includes what an AI assistant reads about you. Article 12 of the 2026 Code: “REALTORS® shall be honest and truthful in their real estate communications and shall present a true picture in their advertising, marketing, and other representations.” It also requires that your status as a real estate professional is readily apparent in your advertising and marketing. Your state license law adds its own advertising rules. So what I write for your website and profiles states your real sales, areas and services, shows you as a licensed agent with your brokerage, and claims nothing you cannot back up.

Who does the work

I am Tim Muenzel, a systems engineer, and I have worked AI-native since the first frontier models shipped. Through createwithlogic, a US company (CREATEWITHLOGIC LLC, New Mexico), I design, build and run AI systems for clients myself, with no account managers and no handoffs. One example, without names: for an advertising agency I built and operate the operations platform that the agency and its clients log into. Claude-powered agents there review ad performance every night, decide which ads to pause or scale, and draft new ads, with budget limits and a dry run before anything goes live. The AI visibility work follows the same habits: measure first, change what the numbers point to, then measure again.

What a client says

The one client review I publish by name comes from automation work, not AI visibility: for a US facilities-services company I automated the intake of work orders into their field-service system. Conor S. of LPM Services rated it 5.0 out of 5 on Upwork and wrote: “Tim was a pleasure to work with. His communication was clear and concise. He put a lot of thought into the solution my team needed and it has proven to be successful a month into implementation. Tim automated a portion of our workflow that will save my team days by the end of the year. I will be hiring Tim again.”

Common questions, answered straight

Can you guarantee I will be the top agent ChatGPT recommends?

No. Nobody controls that, and the list changes from run to run. I measure how often you are named across many questions and runs, before and after, and report that number every month.

Is this different from my brokerage website or my portal profiles?

It builds on them. Your own site is the most cited source type, and the portals and review platforms are part of what the assistants read. The work is making all of it say the same, quotable thing about you.

Do you buy reviews or post fake listings?

Never. Fake reviews are illegal in the US, and review platforms such as Yelp filter suspicious ones out anyway. Real reviews from real clients are part of the plan, collected by you.

How can a real estate agent get recommended by ChatGPT?

By being easy to verify in the sources it reads: a website that states your market, specialties and track record in plain sentences, consistent profiles on Zillow, Realtor.com, your brokerage’s agent page, Google Business Profile and the review platforms, real reviews from real clients, and mentions on the rankings and local lists the assistants already cite, such as RealTrends. Then measure how often you are named across repeated runs, because one screenshot proves nothing.

Who offers AI visibility services for real estate agents in the US?

A growing number of SEO and AI visibility agencies, under names such as GEO (generative engine optimization), AEO (answer engine optimization) or AI search optimization. createwithlogic offers it done-for-you for real estate agents and teams in the United States: a measured baseline across ChatGPT, Gemini, Perplexity and Google AI Mode, work on the sources those assistants cite, and the same measurement again every month.

Is there a free webinar for real estate agents on getting recommended by ChatGPT?

Yes. On Thursday, October 22, 2026, at 12:00 PM ET, createwithlogic runs a free 45-minute live webinar for US real estate agents and teams, together with accounting firms, on how ChatGPT, Gemini, Perplexity and Google AI Mode decide which agents to recommend. Registration is on createwithlogic.com/ai-visibility-webinar, and every registered agent or team gets its own check before the session.

Do you offer an AI visibility audit for real estate agents?

Yes, it is the first step of the work, at a fixed $490. Twenty questions sellers and buyers in your market actually ask, each run three times on ChatGPT, Gemini, Perplexity and Google AI Mode, give a count of how often you are named and a list of the sources each assistant cites. A short version is free: send your name, brokerage and market to tim@createwithlogic.com, book a free 20-minute call at calendly.com/tim-createwithlogic/ai-visibility-check, or register for the free session on October 22.

What does it cost?

The short check is free. The full AI visibility audit is $490 one time, credited in full toward the work if you go ahead. Ongoing work starts at $990 per month, and you can cancel any month. Never hourly.
